This type of development panning is designed to support live-work communities such as the Gorman neighbourhood real estate market as indicated in the Community Concept Plan. Walkability is a major consideration in the development of the neighbourhood. Residents will have convenient access between their homes and the various amenities and community services within the area. Connecting with the surrounding neighbourhoods will also play a large role in the Gorman area development. Amenities that are available in nearby communities will also be easily accessible for Gorman residents. Students can attend schools located in Kirkness and use the recreational facilities located there. Routes to shopping centres in other neighbourhoods will be opened, and when the Gorman area has finally been completed, residents will be able to conveniently use the Canadian National rail line via Ebbers.
Most importantly, the Gorman LRT Station will provide an open link between Gorman and the rest of the city. A connection with the southern part of Edmonton will allow better access to other neighbourhood recreational, healthcare and educational facilities across Edmonton.
